The site, which is located approximately 500 metres from the town centre, forms part of an existing residential development consisting of 28 units, although permission was granted for 66 houses and a creche in 2005.

Five third-party objections and submissions were received by Mayo County Council in relation to the proposed development, including from the Mayfield Residents Group, who raised concerns regarding road safety as well as the density of the scheme and the lack of public space in the proposed scheme.

Planners with the local authority asked the applicant to submit a Road Safety Audit and Traffic Impact Assessment and to clarify whether the applicant is in a position to provide paths that connect to the existing footpaths.

Assessments were prepared by Tobin Consulting and submitted to Mayo County Council, and in response to queries regarding footpaths, the applicant stated that they propose to connect into the existing infrastructure.

As a result of the assessments received, Mayo County Council planners stated they were satisfied to grant planning permission for the proposed development, subject to 21 conditions.
