Price of three-bedroom house in Mayo rises to €240,000, REA survey finds 

The price of the average second-hand three-bed semi-detached house in Co Mayo has increased to €240,000, according to the Real Estate Alliance

The price of the average second-hand three-bed semi-detached house in Co Mayo has increased to €240,000. This represents a 25 per cent increase from €192,500 in the last twelve months, according to a national survey by Real Estate Alliance (REA). 

In 2024, Westport prices rose 24 per cent in 2024 to €335,000, while prices in Castlebar rose by 24.7 per cent to €240,000.

Across the county, the Q4 REA Average House Price Index shows that first-time buyers accounted for 75 per cent of purchasers between October and December, with 10 per cent of buyers coming from outside the county, and landlords selling accounting for 20 per cent of sales. 

Due to ‘historically low supply’, house prices in western counties increased at twice the rate of the east coast, according to the survey.

“Although from a small sample, we feel the outlook for people selling homes is positive,” said Robert McGreal of REA McGreal Burke.

“Supply has never been tighter, the interest rate outlook is positive and the cost of construction continues to increase, and all of these factors are pushing the prices up in the area.”

Three-bed semi-detached houses in counties Clare, Donegal, Galway, Limerick, Mayo, Roscommon and Sligo have increased in price by over €10,000 in the past 12 weeks alone – with an average annual rise of 16 per cent. 

This is twice the rate of increase in commuter counties, which rose by 7.5 per cent over 2024.

The survey found the average second-hand three-bed semi-detached in Galway was €270,000, rising to €370,000 in the city, which continues to remain the dearest area in Connacht to purchase a house. 

Sligo recorded an average price of €245,000, Roscommon slightly higher at €252,500 while Leitrim recorded the lowest price in Connacht with €197,500.
