Houses prices in Mayo drop marginally

THE price of an average house in Mayo has dropped by 0.1 percent in the last quarter.

According to the latest Daft.ie House Price Report Q4 2023, the average listed price of a house in Mayo stood at €212,849 in Q4 of 2023.

This means that the average price of a house in the county is 18 percent below the Celtic Tiger peak and 91.3 percent below their lowest recorded figure.

This represents a 5.9 percent increase on the same figure from last year versus an average nationwide increase of 3.4 percent.

Prices range from €79,000 for a one-bedroom apartment – which represents a 3.5 percent yearly decreased – to €106,000 for a two-bedroom terraced house, €144,000 for a three-bedroom semi-detached house, €267,000 for a four-bedroom bungalow and €289,000 for a five-bedroom detached house.

The price of a newly-built house in Mayo from January to September 2023 was €335,000.

In Connacht, house prices in Mayo are still higher than Sligo (€210,799), Leitrim (€191,133) and Roscommon (€206,723) but lower that both Galway County (€280,178) and Galway City (€365,813).

On Friday, December 29, there were over 800 properties listed for sale in Mayo on Daft.ie.

House prices in Mayo are still below the average nationwide price of €320,046.

Across the Connacht Ulster region, listed prices went up 7.6 percent on average year-on-year while supply dropped by 24 percent in the same period.

There was also a 3 percent fall in the number of transactions in the region in the first 9 months of 2023 compared to the same period in 2022.

Outside of Dublin, Cork, Galway, Limerick and Waterford cities, the average house price stood at €271,117 – up 4.3 percent on the previous year.

Prices dropped yearly in just two counties: Wicklow and Offaly.

Planning permissions

ELSEWHERE, new CSO statistics showed that 144 dwellings received planning approval in Mayo in Q3 of 2023, including 59 apartments.

Of the 85 housing units granted approval, 72 were for one-off houses.

A total of 289 housing units were approved by Mayo County Council in the first three quarters of 2023. Of these, 215 were one-off houses with an average floor space of 2.19.6 square metres.

The council also granted approval for 40 extensions and 21 alterations or conversions in Q3 of 2023.
